Water heater down!

Ye not so olde water heater went from a drip out the relief to a steady stream this evening, which meant my plans changed. The house was built in 2012 with an el cheapo 3- year hot water heater that has never been right from the beginning. The temp/pressure relief valve was replaced twice under warranty, and then once again by me later on. Each time it would be better (but never completely drip free) for awhile before returning to its usual. I never could get them to replace the entire hot water heater under warranty. Because you see the issue as you walk in the front door, I was planning to have it replaced this week anyway before the house lists on the market on Friday. Instead it choose tonight to give it up.

Both Lowe’s and Home Despot quoted me around $400 to install (just for installation!) a new hot water heater in the next couple of days, to which I said, “how hard could it be?” It turns out not very. I closed the gas and water supply valves, started the tank draining, and got to work disconnecting everything. I even managed to get the old tank down out of the closet by myself.

The racecar supervised. It said I should’ve waited until I had helper tomorrow to remove the old tank, but I over ruled its objection. I’ll pickup a new tank from Home Despot in the morning, and a friend is going to come over and give me a hand putting it in. A 6-year warranty tank will have to do for the next owner of the house, because that’s all I’m buying.

I guess tomorrow’s shower will have to either be cold or wait until later in the day. The fact that it choose to give it up during my weekend isn’t the worst thing time it could’ve happened.

Ours gave out a couple of years ago. I got rid of the old one, put the new one in place and did the water plumbing and then a friend of mine that has a gas certification came over and did the gas lines. It only took him a few minutes and cost me a six-pack. Much, much cheaper than a plumber and we have a glorious amount of hot water.

Ummm, is that copper water line being used for a gas line? And WTF is up with the pressure relief valve tube? If the tank actually did fail, that pieced together tube would do neither jack nor shit against high pressure water from the tank. It is best to have a straight tube within six inches of the floor. I’ve walked through over a 1,000 homes, and I don’t recall ever seeing a tank so configured. When you install the new tank, make sure it is follows your local building code, as any decent home inspector would flag anything that looked like your old water tank as unsafe and/or not up to code.

Our idiotic former neighbors had a custom home built. The wife thought she was an architect and “designed” her new home. She specified an on-demand water heater, but mounted it on an exterior wall, OUTSIDE of the house. Although it doesn’t freeze very often in Louisiana, it does happen occasionally. You can guess what happened during the hard freeze last week. She was thoroughly ridiculed when she posted about it on Facebook.

How can you show the neighbors your new gadgets if they are on the inside of the house! For this reason I only have an outdoor shower, my bedroom is an open air concept in the middle of the backyard, and my kitchen has fantastic venting in the driveway. WAKE UP SHEEPLES interior design is just a box big corporations want to keep you inside of.

That is aluminium tube for the gas supply. The only copper is the water supply and hot water discharge. I checked with my friend who owns an HVAC company and has a plumbing license. This is a code installation for around here. That old school straight down relief you describe is only legal here if there is a floor drain in the hot water heater closet (or garage floor, for folks who have a hot water heater in an open garage). Otherwise the relief (and drain pan) has to drain to the exterior of the house. I’m not sure what thin-wall copper tubing would stand up to that PVC won’t.
